Dear Carlton Square,

Whether you own or rent, it is important that we all take an active role in improving  the appearance, safety and value of our community.

Please read this open letter to all Carlton Square Residents. Our community is being threatened in ways that are not so obvious or easily observed when you drive through the gates.

Since 1986, Carlton Square has been a desirable gated community that offers wonderful amenities, living conditions and peace of mind. In life however, with the good…comes the bad. The good news is much of the “bad” can be prevented with active community involvement, open communication, access to information, and homeowner education.

If it’s not prevented from happening, it can be corrected and eliminated in the future…but only with your help! We need community cooperation, participation and support. This can be accomplished by sharing information with the entire Carlton Square community or your next door neighbor. The silence and lack of collective involvement is one of the main reasons that contributes to the continued misconduct.

Information coming from a single resident or homeowner can easily be dismissed or swept under the rug, but an organized collective with documented proof cannot be ignored.

Our research and investigation has revealed various instances of illegal, unethical and unprofessional behavior on the part of the HOA Board, CPM Property Management Company, On-site Management and James Geffner, the attorney representing CPM and the Board.

If you have any knowledge, documentation or have witnessed anything you feel is worth reporting, please contact us using the e-mail form on the contact page.

If you have personally witnessed an action or activity that you feel is illegal in nature, we encourage you to file the necessary paperwork with local, city, state and/or federal agencies. It helps if these agencies have documented examples to establish a history and feedback from multiple parties involved.

Keystone Property Management recently replaced CPM as our community property manager. The agents of Keystone have expressed a sincere interest in helping address and resolve any pending issues. Make sure you include them in your correspondence, formal complaints and legal filings.
